Taylor Greene Housing Development Turning Red As In "Hot!"

Steve Vassallo spoke with Billy Clark, realtor and builder, this week as HottyToddy.com’s real estate reviews extended south into Taylor.
Billy’s optimism regarding the future of Taylor Greene is well founded. Country living in a safe and friendly environment with great access to Oxford is not to ignore. And when you factor in the cost per square foot, activity is probable.
HottyToddy.com — Billy, tell us how long you have been connected with Taylor Greene.
Billy Clark — I began building there in 2007. To date I have constructed twelve houses.
HottyToddy.com — What is on the ground there presently?
Billy Clark — Approximately 73 homes. These range in the $200-$250,000 price range going for about $118 per square foot. Three new spec houses are starting construction soon. These will range between 1750 and 1900 square feet.
HottyToddy.com — Projecting fast forward to total buildout, what does the future hold?

Billy Clark — The one hundred acres available will ultimately produce about 200 houses.
HottyToddy.com — Who are the primary clients that Taylor Greene is attracting?
Billy Clark — They include first-time home buyers and young professionals. There is also a good mix of retirees. Several engineers and teachers call Taylor Greene home. Actually, the subdivision appeals to quite a cross section of individuals.
HottyToddy.com — What was appealing to you to invest time and capital?
Billy Clark — Several things. The distance to Oxford is only 5 miles to Highway 6. Driving time to the Square is about 10 minutes. You truly have the best of all worlds. This is located in an unincorporated area of Lafayette County with a Taylor mailing address. Only county taxes are assessed.
HottyToddy.com — What makes the houses there unique?
Billy Clark — You will find most of the same amenities that exist in WellsGate and Oxmoor. Granite countertops, tile showers and upscale stainless steel appliances are all included. You have a choice of floor plans that must be approved by the architectural committee (the process normally takes two days) which protects home values. An example of some of the requirements are no front entries to garages are allowed and the garages must be two-car capacity or greater.
HottyToddy.com — Taylor Greene has been around how long?
Billy Clark —  About 10 to 11 years now. When it first began, selling prices were in the $105 a square foot range. Now they have appreciated to the $118 range. One house that I built in 2008 sold for $111 is now going for $117.
HottyToddy.com — What about turnover?

Billy Clark — There is not a great deal. This primarily occurs when residents change jobs. This is an excellent resale area as houses don’t stay on the market long.
HottyToddy.com — How large are the lots?
Billy Clark — These vary from a third of an acre to just less than an acre (.83). There are four streets and two cul-de-sacs. Residents enjoy the quiet country living and the close proximity to Oxford.
HottyToddy.com — From a real estate perspective what are the projections for the balance of this year and for 2015?
Billy Clark — There will be six new spec houses going up between now and year end. As to next year we are anticipating 20 more to complete the current phase of development.
HottyToddy.com — Describe some of the other amenities and services and related costs?
Billy Clark —The association fees are only $400 annually. There is a strong homeowners association that takes care of the common areas.Taylor Greene has its own septic system and water is provided by the Taylor Water Assn. NE Power provides electricity with Centerpoint providing natural gas. There is excellent water pressure. Direct TV is the source of television viewing. AT&T offers Internet service.

Billy Clark— Quite frequently. Deer, Red Fox and Turkeys appear often.

Billy Clark — I grew up in Oxford and have been active as a realtor for the previous six years. I have been building houses for 15 years and have been in the housing market for 30 years. I am with Premier Properties of Oxford.
